VERTICAL CITY SITUATED AT THE RIVER "DE MAAS" The Building De Rotterdam is one of a kind multifunctional project at the banks of the river “De Maas”, situated at the Wilhelminapier in Rotterdam, design by Rem Koolhaas. In this vertical city, with a surface of 160.000m2, the 3000 till 4000 people can live, work, shop and have recreation. This extraordinary mix of functions makes this building the vertical city where the people can stay and live 24 ours a day: a four star hotel, apartments, offices, health club, different kind of shops, bars and restaurants. All the facilities make use of sustainable energy supply through the water of the river the Maas and the earth mass. With the spectacular views over the skyline of Rotterdam and the river the Maas, De Rotterdam will be the meeting place on the jetty. The Rotterdam has an expected build time of 45 months en will be finished at the end of 2013. The curtain wall of The Rotterdam exists in different kind of constructions. The ground floor will be build out of steel with a clip construction. The decks, level 2, 3 and 4 going to be used as parking areas. The construction is formed by horizontal steel profiles with the glass clipped between. The glass, with a width of 1800mm, is vertically only connected by an H-profile. The half of this façade is fire resistant. The fire resistant is a major issue on this project, because of the possible treat of a fire on a nearby ship (oil). De facades which are faced towards the Maas have to resist this kind of fire. The fifth and six level are extra high levels with a height of 5 till 6 meters. On these levels the so called element façade will start. The profiles of this kind of curtain wall are muscular with a front view of 250mm. The total depth of these isolated profiles are almost 300mm. The elements have intermediated mullion which have the same front view as the outer mullions of the element. From the so called skirt (till the 6th level) there will be rising 3 towers. One of the towers is in use of apartments, one tower has an office function and the other tower will be a hotel/office. The curtain wall of middle tower and the east tower are constructed with custom made profiles and the tower with the apartments will be made of a standard system profile. The towers count 45 levels with a level height of 3 meter and 3,6 meter. The surface treatment is naturel anodised. The glass composition is mostly 8-16-66.2 with a high performance coating on position 2 (LTA/ZTA = 51/27). In the towers will be 800 ventilation wings integrated into the mullions.
